1. Placing a booking implies acceptance of all of the following terms and conditions:

2. Bookings between the owner and the guests are valid after
a. A booking
form has been completed, signed and received by the owners.
b. The
appropriate deposit has been paid to the owners.
c. The booking has
been confirmed
in writing. Telephone reservations will only be held for a maximum
of 7 days. The owners reserve the right to cancel the reservation
thereafter
unless a completed booking form and deposit have been received.
3. The guest may not sublet nor assign the property or share the property
with persons other than those on the booking form or otherwise agreed
with the owners.
4. A booking deposit
of £100 per week is paid at the time of
booking. The balance is payable not less then 8 weeks prior to the
rental period,
except where the booking instruction are received within 8 weeks
of rental period, when payment, in full, must be made with the application.
If
the balance is not paid by due date then the owners reserve the right
to cancel the booking. In this event the deposit will not be refunded.
5. In the event
of a cheque not being honoured by the bank we will make a charge
of £30 to cover charges.
6. Cancellations must be in writing. In the event of cancellation we
reserve the right to apply the following charges.
a. Cancellation 10 weeks or more prior to rental period, loss of deposit
b. Cancellation 4-9 weeks prior to rental period 50% of total cost
c. Cancellation less than 4 weeks 100% of total cost
7. The owners reserve the right to instruct renters to vacate the villa
(without refund) for serious breaches of rental conditions.
8. Rental period commences at 4 pm local time on the day of arrival,
and the property should be vacated by 11am on the day of departure. Failure
to vacate the property by this time may result in additional charges.
9. Guests are responsible for the property and are expected to take
reasonable care of it. All damages and breakages due to misuse are the
legal responsibility of the guest and the security deposit will be charged.
The security deposit will be refunded following a satisfactory report
from the management company.
10. Should the guest consider any reason for complaint whilst staying
at the property they should first approach the management company. If
the guest wishes to pursue the matter with the owners, the complaint
should be submitted in writing within 7 days of returning home.
11. Neither the owners, management company or employee action on the
owners behalf, can accept responsibility for any loss or damage to your
property, or for death, or any injury sustained by any member of the
party, however caused.
12. Parents or other responsible adults must at all times supervise
children when using the swimming pool. All persons use the pool and surrounding
area entirely at their own risk. Diving is not permitted.
13. The pool alarms must be kept on at all times. It is an offence under
Florida law to disable these alarms.
14. If you have requested pool heat, the temperature is subject to local
weather conditions etc, the pool cover provided must be used to retain
heat when not in use, and this is the responsibility of the guest.
15. In the event of pool heater breakdown, or other circumstances beyond
our control, we (or our agent) will do their utmost to rectify the problem
as soon as possible. In such an event liability will be limited to refunding
the pool heat payment for the number of days the heater was out of order
provided the management company was informed immediately. No other compensation
shall be paid.
16. Guest shall not interfere with the pool valves, timer, or other
controls outside of the screened area. Guests will be charged for damage
caused by unauthorised tampering.
17. All doors and windows shall be closed and secured whenever the guests
are not in the property. Also the Brinks Alarm system should be activated
when guests are not in the property.
18. Smoking is not permitted inside of the home due to local hotel licensing
laws.
19. Pets/animals are not allowed.

The owners or agents will not be liable for loss, delay or cancellation
due to
industrial disputes, riots, the threat of hostilities, political
unrest, acts or terrorism, natural disasters, aircraft grounding, closure
of airports or ports, weather conditions or any other event beyond
the owner’s or management company’s control.
